  • Since acquisition, asset has yielded a 12% unleveraged annual return; 
  • Per evaluation in 2018, current value is least 50% above purchase price.

  • Plans include unit upgrades to drive a rent increase with a potential sale in 3-5 years;
  • Targeted average annual return on equity is 9%; 
  • Overall return including future sales proceeds of 13-15%.

Purchase Details:
  • Purchased December 2011 for $1 million;
  • Executed all cash purchase;
  • Leased through 2018.
Result / Current Status:
  • Currently 100% leased;
  • Generates a low risk yield of 9%.

  • Generating a solid 7% annual return on investment.

Purchase Details:
  • Purchased August 2015 for $1.25 million
  • At the time of purchase the property was leased to Triton Stone Group.
Result / Current Status:
  • Expected to generate a steady 8.0% annual return on equity. 


1782 Cheshire Bridge Road


Location: Atlanta Ga.
Located on a major Atlanta commercial corridor.


Type: 6,000-square foot single tenant restaurant on .25 acres

Attributes:

Location on a major Atlanta commercial corridor with the potential for future high density mixed use development. 

Purchase Details:
  • Purchased April 2014 for $1.075 million
  • At the time of purchase the property was occupied by The Woodfire Grill a 13 year old restaurant noted for fine dining.  
  • PREF spent $100,000 to renovate and upgrade the property.
  • Executed all cash purchase.
Result / Current Status:
  • Woodfire closed in May, 2015. The property was re-leased to Wilson Wolf Group, LLC for a new restaurant concept after only 30 days on the market validating the strength of the location. 
  • With the exception of vacant period between tenants the property is expected to generate a 9.0% return on equity.


Chastain Square Office Park


Location: Atlanta Ga.
Affluent neighborhood adjacent to one of Atlanta's largest and most-used multi-purpose parks.


Type: 16,000-square foot, three-building office park

Attributes:

Purchase Details:
  • Purchased June 2009 for $1.4 million;
  • Closed at 100% leased;
  • Executed all cash purchase.
Result / Current Status:
  • As of May 1, 2011 88% leased and survived the Great Recession with minimal impact;
  • Sold the assets in November 2017 for $2.4 million, a 53% increase in value above the purchase price;
  • Generated an average 6.4% unleveraged annual return on equity during the ownership period.
