With Macauley’s specialty of public-private partnerships, he spends a significant amount of time working with municipalities to design financially viable projects that support sustainable community needs and desires.  Public involvement ultimately delivers a great destination, but it also demands additional time and resources, limiting Macauley’s ability to identify potential sites for redevelopment on his own.

 

Having worked with Macauley on the purchase of a prime 5-acre, transit-oriented property in Chamblee, we understand his objectives, site criteria and long-term vision.  He engaged Sonenshine Consulting, LLC to seek “hidden gems” for redevelopment opportunities.

 

We identified an 88-acre site ideally located in the heart of Tucker, GA, a recently incorporated suburb of Atlanta, that was a former Sears call center and distribution facility.  The property had been vacant for more than five years which meant that Sears was likely a highly-motivated seller. 

 

It was a unique opportunity to purchase a prime site for an attractive price in the path of progress that positions Macauley to pursue his redevelopment vision.

 

Sonenshine Consulting, LLC represented the purchaser, Macauley Investments, LLC in a $9.5 million transaction with the seller, Sears Roebuck and Co.  The deal closed November 2017.  The City of Tucker is taking steps to shape its urban center and Macauley will be part of this transformation with the redevelopment of an empty site into a thriving mixed-use community hub.
